Apple HQ design changes to save $1bn

In a bid to curb the ballooning costs of Apple’s 2.8 million square foot campus
building, designers Foster + Partners with Arup, OLIN, Kier & Wright and Alta, have introduced several changes that could reduce costs by $1 billion from the current $5 billion budget.

In addition, the revised campus plans have removed 300,000 square feet of construction costs by pushing the entire Tantau Development to Phase 2.

As explained in the project description, “Phase 2 includes 600,000 square feet of office, research and development buildings for up to 2,200 employees along North Tantau Avenue, providing flexibility to address future business needs. Construction of Phase 2 will follow completion of Phase 1. The Tantau sites will have small satellite plants.”

Other changes include infrastructure additions such the integration of enhanced bike lanes and an increase to parking availability, demonstrative of Apple’s commitment to sustainable transportation methods and their dedication to promoting a healthy lifestyle for employees.

To construct the new Apple HQ, which was the former Hewlett Packard campus site, 2.65 million square foot of office, research and development buildings will be demolished to make space for various ancillary facilities.

This includes a 1,000-seat auditorium, a corporate fitness centre, a central plant, research facilities and underground parking. Designed to be highly sustainable, the campus will be brought to life with the planting of 7,000 new trees across 100 acres of landscaped green space. The
site totals 175 acres.

The campus’ centerpiece – the signature four-story Main Building – is designed to hold 12,000 employees. It will offer state-of-the-art meeting and office space, along with a 60,000 square foot dining space whose outdoor terrace will extend into the lush orchard and woodlands of the building’s inner courtyard.

The project is expected to be completed in 2016.
